Windows leaking is common, making it difficult for homeowners to determine exactly what the problem may be. However, there are many factors to consider when analyzing the cause of a window leak, so before repair can take place, a diagnosis is necessary.

The window leaking in Around the Top of Your Window

Leaks at the top of the window can signify mistakes made during installation. For instance, the flashing might be improperly installed, or it might be missing altogether. If the house wrap isn't correctly installed, that could cause the window to leak, too.

Water on the Windows When There's No Rain

Water droplets that form on the inside of the glass that doesn't correspond to the outdoor weather are a sign of condensation. It can be easily remedied by adjusting your home's humidity with central air conditioning or a dehumidifier. By lowering the moisture levels in the air, you can reduce the amount of condensation that forms on the window. Excess condensation can lead to mold growth over time.

The window is leaking at the bottom.

If the windows have metal or vinyl frames, they have drain holes near the bottom edge of the frame. These holes are designed to allow the water to escape the frame, but they can become clogged. Clean out the jams.

All windows should have a sill pan that allows water to drain to the house's exterior, and the sill needs to slope away from the window. If either is missing or wrong, you may need to reinstall the window to correct the problem.
