How to Prepare your Commercial Property for the Winter

Cold temperatures and winter storms can severely damage commercial property, resulting in costly repairs and possible disruption of tenant business or decreases in the property’s value. Preventative measures are always a good idea to keep your employees or tenants safe and your business investment secure.

Shut down irrigation systems.

If your commercial property has sprinklers, you’ll need to winterize them to ensure damage doesn’t occur during the winter properly. Drain the irrigation system of water and shut down the control box until spring arrives.

Parking lot

If your commercial property has a parking lot, head off accidents by keeping it clear of snow and sprinkling salt or other material on it to increase vehicle traction and prevent accidents. A clear, safe parking lot is more appealing to customers and potential tenants.

Insulation

Insulation helps keep the heat inside your building, which is what you want during winter. To ensure it’s working optimally, inspect your insulation for holes or jeopardized areas that may lead to heat loss.

Roofing

Make sure you inspect the roof to prevent leaks and other costly problems from developing, especially if you’re in an area likely to receive snowfall. When examining the roof, check all flashing and seals and make sure the structure is sound enough to hold the weight of snow and ice that is sure to come.

Plumbing

Frozen pipes are a common cause of expensive damage in commercial buildings, so looking over your plumbing now can save you time, trouble, and cash come winter. Ensure any freeze protection devices are operational, and test freeze stats and valves to ensure there are no leaks.

HVAC Check-up

Your HVAC system will be working extra hard on the heat setting, so it’s best to check how your system is working before the harsh weather sets in. Be sure to change out any air filters and check that exhaust gases are being appropriately ventilated.
